"After 32 years on the Upper West Side, we're heartbroken to share that we lost our lease, and Jake's Dilemma will close its doors on October 18." That is how the bar at 430 Amsterdam Avenue, between West 80th and 81st Streets, announced the news on Instagram in early September. The next lines read like an address change more than a goodbye: "And while Jake's is closing, the party isn't. You'll still find us right next door at The Gin Mill, waiting with open arms."
The Gin Mill is at 442 Amsterdam and has the same owners. Seen from the sidewalk, that one line explains a lot about this eight-block stretch. When a place on this part of Amsterdam closes, the space usually gets a new tenant. Often the new tenant is an operator who already does business within a few doors.
Two weeks of last rounds
Jake's Dilemma is holding three farewell parties back to back on October 16, 17 and 18, and it has invited regulars and newcomers alike for one last glass, Gothamist reported at the end of September. The bar describes itself as "an old school pub vibe mixed with a downtown bar atmosphere boasting an outdoor café," and it was known for late hours, sports on the screens and a dance floor.
As of early October, local coverage hasn't reported who will take 430 Amsterdam next. That's the open question. The rest of the block offers a good guide to how it usually gets answered.
The last five spaces that went dark
Over the past two years, this stretch of Amsterdam has lost several well-known tenants. Here is what happened next in each space, based on West Side Rag's openings and closings column.
| Address | Previous tenant | Closed | What came next | Opened |
|---|---|---|---|---|
| 410 Amsterdam, W. 79th–80th | Sushi Nonaka and Boka | April 2025 | Saperavi, Georgian restaurant and wine bar | Dec. 14, 2025 |
| 420 Amsterdam, at W. 80th | Black Lab Cafe | February 2025 | Willet's Corner | Nov. 4, 2025 |
| 441 Amsterdam, W. 81st–82nd | St. James Gate | 2024 | TALEA Beer Co. | Sept. 25, 2026 |
| 509 Amsterdam, W. 84th–85th | Jacob's Pickles, relocated | October 2025 | Velvet Cowboy | Sept. 29, 2026 |
| 551 Amsterdam, W. 86th–87th | The Granola Bar | January 2026 | Purchased by Friedmans | No date yet |
The two corner restaurant spaces at the south end each reopened about eight to nine months after closing. TALEA's space was empty the longest. St. James Gate closed in 2024, and the brewery opened almost two years later. Even so, the five spaces in the table have either reopened or found a buyer.
The new tenants are mostly bars and restaurants. Willet's Corner replaced a café. Saperavi took over from two sushi restaurants. TALEA is a brewery in a former Irish pub. Velvet Cowboy is a Western cocktail bar in what was a comfort-food restaurant. The food and drinks changed, but each space stayed a place to sit down and order.
The owners who stay on the block
The quickest turnovers on this stretch often come from operators who were already here.
Velvet Cowboy is the clearest example. Jacob's Pickles left 509 Amsterdam in October 2025 for a new location at 680 Columbus Avenue, between West 93rd and 94th Streets. Its owners kept the old space. Velvet Cowboy opened there on September 29 under the same ownership. It has a $5 food menu that includes Texas chili, Frito pie and a take on the McRib, according to West Side Rag, which cited The Infatuation. Cocktail-lounge reservations opened on Resy on October 1.
Janie's Life-Changing Baked Goods made a move of only a few doors. This summer it opened a bakery-café at 434 Amsterdam, at West 81st, and its earlier shop at 212 West 80th Street is now described as production space. 434 is next door to the bar that is now closing.
Friedmans already runs restaurants in the neighborhood and bought the former Granola Bar space at 551 Amsterdam. As of mid-September, a spokesperson said the group was leaning toward a Friedmans restaurant but hadn't decided on a concept or a timeline.
The owners of Jake's are staying put too. Whatever happens at 430, The Gin Mill is still at 442.
Why Amsterdam refills and Broadway waits
Two blocks west, the storefronts look different. In the same Gothamist report, Walker of the Manhattan Chamber of Commerce said nearly 40 percent of the Upper West Side's empty storefronts are on Broadway, based on data from the storefront tracker Live XYZ. Walker linked that to the size of the spaces. Many Broadway storefronts are larger and were built for offices or retail stores that struggle to compete with online shopping. "If you have like a big pharmacy or a large bank, it becomes very hard for another tenant to wanna take that over," Walker said. "Those are the ones that sit vacant for a long time."
Amsterdam's bar strip is built from the other kind of space, mostly ground-floor rooms already fitted out for food and drink. A brewery can move into a former pub, and a cocktail bar can take over a restaurant's old room. The table above shows that kind of reuse again and again.
The same report has a caution that applies here as well. Walker said tariffs and inflation have hit small businesses especially hard, restaurants in particular. Walker also raised concerns about owners who have run a storefront for decades and have no succession plan when they want to retire. Jake's Dilemma said it closed because it lost its lease.
Walking the stretch this month, south to north
If you're heading out before or after the farewell nights, this is what's open along the strip in early October.
- Saperavi, 410 Amsterdam. The Georgian restaurant and wine bar between West 79th and 80th has been open since December 2025.
- Willet's Corner, 420 Amsterdam. At West 80th, open since November 4, 2025.
- 7th Street Burger, 424 Amsterdam. It was listed as temporarily closed on September 30 after a gas issue in the building, and the company said it was waiting for final approval to reopen. No reopening date had been reported.
- Jake's Dilemma, 430 Amsterdam. Open through October 18, with farewell parties October 16 through 18.
- Janie's Life-Changing Baked Goods, 434 Amsterdam. The new bakery-café at West 81st.
- TALEA Beer Co., 441 Amsterdam. TALEA was founded in 2019 by Tara Hankinson and LeAnn Darland, who started by selling beer door to door before opening in Williamsburg. The Upper West Side location serves food all day, from brunch and lunch to heartier evening dishes and a kids' menu. Hankinson told West Side Rag that she and Darland, both mothers of young children, wanted a room that would work for a date night or a Sunday morning with the kids. The best-selling beer is Al Dente, an Italian-style pilsner.
- The Gin Mill, 442 Amsterdam. The sister bar to Jake's, and the bar Jake's is sending its regulars to.
- Variety Coffee, 455 Amsterdam. On the southeast corner of West 82nd, soft-open since fall 2025.
- Sweet Peanut Records, 463 Amsterdam. Hunter Brammer's shop for new and used vinyl held its opening-day event on July 17. Its website now says "Now Open" at this address.
- La Pizza Italia, 493 Amsterdam. Between West 83rd and 84th, open since summer 2025.
- Honeybrains, 495 Amsterdam. At West 84th, soft-opened December 16, 2025.
- Velvet Cowboy, 509 Amsterdam. The Western bar in the former Jacob's Pickles space.
The rest of October, a block or two away
The Amsterdam Avenue street fair for West 79th to 86th took place in June. Most of this month's street closures are on the parallel avenues and side streets.
- Sunday, October 11. The Broadway street fair runs from West 72nd to West 82nd, according to the 2026 local street-fair calendar.
- Friday, October 16 through Sunday, October 18. Farewell parties at Jake's Dilemma.
- Sunday, October 25. The Columbus Avenue BID's Open Street closes Columbus from West 68th to West 77th, 11 a.m. to 8 p.m., according to NYC DOT's Trick-or-Streets listings.
- Saturday, October 31. DOT lists the West 78th Street Museum Block Association's Halloween closure between Amsterdam and Columbus from 4 to 9 p.m., just south of the strip. North of it, West 87th Street has two Halloween events, from Riverside Drive to West End Avenue between 4:30 and 7:30 p.m., and from Columbus Avenue to Central Park West between 4 and 9 p.m.
Three addresses on the strip still have questions open after October. The first is who takes 430 Amsterdam. The second is whether 7th Street Burger reopens at 424. The third is what Friedmans opens at 551, and when. Over the past two years, the five spaces in the table above have each either reopened or found a buyer. Jake's Dilemma pours its last round on October 18.
